DENSITY: Ensuring We Will Not Be Another Waikiki
Some have expressed fears that Kuilima Resort will be a North Shore version of Waikiki, with high-rise buildings and a crowded boulevard dominating the shoreline.
The fact is that our master plan dictates that no structure be taller than a coconut tree (90 feet versus a 300 foot limit in Waikiki). Plans also demand a low-density resort, set back from the shoreline by 100 to 300 feet. Most importantly, even if built out to it’s maximum permitted density, the resort will be less than 6% of the density of Waikiki. Waikiki currently provides 40,000 units on approximately 500 acres (80 units per acre). The maximum amount of units we can build is 4,000 units. On approximately 850 acres, that is just 4.5 units per acre if we develop to full capacity. In fact, Kuilima Resort’s low density, low-rise character will be its greatest allure.
